RENT PAY SCHEDULE

1st of the Month: Rent is Due
2nd of the Month: Grace Period
3rd of the Month: Rent + $50.00 Late Fee
4th of the Month or After: Rent + $55.00 + $5.00 for each additional day late

4th of the Month: $25.00 Notice for Non-Payment of Rent Processing Fee automatically charged to all delinquent accounts

All requested payment plans must be submitted for approval prior to the 1st of the month. Any Resident without an approved payment plan will be served a 3-Day Notice for Non-Payment of Rent and the associated processing fee. Residents with 4 or More payment plans, in a 12 month cycle automatically receives Non-Renewal status.

PROPERTY CONDITION WALKTHROUGH

We require quarterly property check-ups and inspections to ensure the property is properly maintained. Residents will be notified 24 – 72 hours prior to scheduled inspections. Residents should understand all inspections are routine and assists with protecting the property and the resident security deposit. If damage is found due to resident neglect, resident must work with the property manager to make the necessary repairs or replacements within 30 days.

Gideon Property Services will perform additional Property Condition Reports/Inspections for scheduled Move-In, Move-Out, Upon “Below Average” or “Poor” Rating from Previous Property Condition Report, or Upon the Landlord’s Request.
